Roof

Most new homes come with a roof made from tiles or slate, placed on top of a waterproof, breathable layer to keep your home dry. Usually, there are vents in the roof to let air flow through your loft, which helps prevent condensation and dampness.

Roof vents

  • Make sure your roof vents don’t get blocked. Sometimes, birds and insects might be drawn to these openings, so keep an eye out.
  • Wildlife such as birds and wasps finding their way into your roof isn’t the result of a building defect. We’d advise you to seek specialist help such as the RSPB.
  • Some developments may be required to include bat boxes in the roof space to conform to the local ecological plan. Your sales consultant will tell you about this. And for more information, check out the Bat Conservation Trust.

Guttering

  • It’s important to keep gutters and downpipes clean and clear of leaves and debris. Make it part of your routine home maintenance.
  • This is especially true if you have trees near your gutters. Watch out for damp spots on the walls below, as they might signal blockages.

Troubleshooting

Why is there ponding on my porch, bay roof or balcony?

• It’s normal for a little water to gather during rain, and it should dry up naturally. If you think it’s too much, just report it through the proper customer care process.

• Make sure to check porches, balconies, and low-level roofs regularly to keep them in good shape. Also, keep an eye on rainwater outlets to prevent them from getting clogged with leaves and debris.
